Bodrum - Resort Report

Bodrum is one of Turkey’s largest and most cosmopolitan resorts. Situated on the country’s Aegean coast, the town’s history stretches back 2,000 years and it is home to one of the ‘Seven Wonders of the World’ – the tomb of Mausolus. More recently it has become a tourist mecca attracting hundreds of thousands of European and domestic holidaymakers each summer. Renowned for its bougainvillea-splashed sugar-cube houses and vibrant nightlife, Bodrum also boasts excellent restaurants and a great museum. Winters are mild, attracting growing numbers of retirees, with the summer heat tempered by sea breezes. The resort’s international airport is well served by charter flights in season, making access from the UK easy.

Beyond the town itself, much of the Bodrum peninsular is carpeted in olive groves and ringed by smaller resorts, beaches and new marinas at Turgutreis and Yalikavak. There are two new golf courses in the area too.

Bodrum is very popular with foreign and Turkish buyers and there is an excellent choice of property. Apartments typically start from £55,000-£90,000 for two-bedrooms. The village of Gümü_lük with its small beach and pretty surroundings has become a focus for development. Prices start from £60,000 for a good quality new-build flat with two-bedrooms and sea views; while a new two-bedroom semi-detached villa on a complex starts from £70,000.

Yalikavak has a wide selection of property from apartments and villa complexes to luxury mansions. Local prices have risen rapidly and three-bedroom villas now cost from £100,000-£175,000. Larger, more luxurious properties are available in Yalikavak, Gundogan and Göltürkbükü, which is favoured by the Turkish jet-set.

Several large developments are underway in Tuzla near the airport and golf courses, with one-bedroom apartments available off-plan from under £30,000. However, golf aside facilities are limited and Bodrum town is a 15-minute drive away. A possible compromise is the seaside town of Güllük, which is close to the golf courses but has some restaurants and shops.
